Prescient Environmental’s Framing Assessments offers a detailed evaluation of a building’s structural framework, specifically designed to identify and address potential mold issues. Wood framing on construction sites is exposed to various environmental stressors, such as precipitation during transportation, weather events after framing, and fluctuating climate conditions. These factors can lead to mold growth on framing materials. Mold growth will weaken wooden framing by breaking down the cellulose fibers in the wood compromising the structural integrity of the building. Framing with a wood moisture content exceeding 17% is considered at risk for mold growth. Mold growth in the framing stage will lead to potential health and building integrity hazards leading future liability and costly repairs.
Our team conducts thorough inspections using advanced tools, including two-pin moisture meters and thermography, to evaluate the saturation levels of framing affected by weather events. We meticulously document any mold presence on framing, including locations such as studs, blocking, or trusses, to streamline the remediation process. Additionally, we assess the wood moisture content and categorize the level of contamination within each unit.
Once every unit we inspect has been completed, we provide a full comprehensive report of the framing, ensuring a thorough understanding of the condition and any required remediation actions. This attention to detail and reporting allows the client to feel assured that their framing is not compromised allowing projects to save money and avoid unnecessary liability in the future.
