What Does an Asbestos Inspection Look Like?

An asbestos inspection at Prescient Environmental is a meticulous and professional process designed to identify the presence of asbestos-containing materials (ACMs) in a property. Here’s an overview of what an asbestos inspection looks like at Prescient Environmental:

Initial Consultation

The process starts with an initial consultation to understand the client’s concerns, the history of the property, and any known or suspected asbestos-containing materials. This information helps tailor the inspection to specific needs.

Site Walkthrough

Licensed asbestos inspectors conduct a comprehensive walkthrough of the property, both interior and exterior, to visually identify potential ACMs. This involves tactilely assessing building materials, for damage and friability, and collecting pieces of the building materials also known as ‘bulk samples’ to send off to the lab for analysis.

What Materials Contain Asbestos?

Asbestos has been used in a variety of building construction materials for insulation and as a fire retardant.  Asbestos can be found in over 3,000 commercial products and manufactured goods.  Asbestos can be commonly found in the following types of materials:

Friable Materials

  • Surfacing Materials such as plaster, drywall, joint compound, and ‘popcorn’ ceiling
  • Thermal system insulation such as pipe insulation, pipe fittings, wire insulation, and spray-on fireproofing

Non-Friable Materials

  • Vinyl floor tiles, gaskets, caulking, asphalt roofing materials, mastics, HVAC duct insulation, Transite paneling, and leveling compound

Sample Analysis & Report

Samples are sent to a National Voluntary Laboratory Accreditation Program (NVLAP) accredited laboratory for analysis. The laboratory tests determine whether asbestos is present in the sampled materials and, if so, the type and percentage of asbestos fibers.

Following sample analysis, we provide the client with a detailed report. This report includes information on the location and condition of identified ACMs, laboratory results, and recommendations for management or abatement, if necessary.



Risk Assessment

Prescient Environmental conducts a risk assessment to evaluate the condition of identified ACMs and assess the potential risk of fiber release. This assessment helps prioritize actions and determine the urgency of any needed abatement measures.

Abatement Recommendations

If asbestos-containing materials are identified and pose a risk, our team provides clear recommendations for abatement or management. This may include encapsulation, repair, removal, or ongoing monitoring depending on the condition of the materials.

Regulatory Compliance

Prescient Environmental ensures that all asbestos inspections comply with federal regulations, including the Asbestos Hazard Emergency Response Act (AHERA), as well as state and local regulations. Compliance is a top priority to ensure the safety of occupants and workers.
